Feasibility / Acquisition

  • Assistance in locating, negotiating and purchasing property that best suits your needs.
  • My Property Research Reports are based on the Department of Real Estate's "Public Reports" and provide you the information you need to ensure your purchases are based on fact, not assumptions. They can be custom tailored to best suit your needs, and provide pertinent information such as: Zoning, surrounding property Zoning and uses, Floodplains, Riparian Habitat, Easements, Utility providers and distance to existing mains, adjacent roadway classifications and traffic counts and much more.
  • Title research and analysis.
  • Preliminary development budgets, based on your proposed uses.

Entitlements / Planning

  • Working with you to ensure that if needed, you engage the most competent professional(s) to complete items not included in the Seller's deliverables. Such as: Environmental Reports, Native Plant Preservation Plans, Jurisdictional evaluation and delineation, Hydrology Reports, Traffic Studies et al.
  • Assistance in the selection of the Planners/Engineers preparing the project's Plats/Development Plans. I will provide oversight and monitor their efforts to assure timely and accurate responses to agency review comments, allowing the project to remain on track and that the final product is what was originally envisioned.
  • I will maintain regular contact with governmental representatives to ensure the entitlement process proceeds smoothly.
  • Facilitate and attend desired or required neighborhood meetings. Seeking an HOA or neighborhood approval of your project? Allow me to take the slings and arrows as a "consultant" to determine the true root of complaints or concerns about your project.  Establish what 'deal points' are crucial to the representatives in order that we can 'win' their approval.

Improvement Plan/Engineering Oversight

  • Obtain proposals and assist in your selection of an Engineer to prepare the project's Improvement Plans. Provide frequent updates of the Engineer's progress to ensure timely and accurate responses to agency review comments.
  • Constructability review of Plans in development or already complete Plans, prior to construction.
  • Construction cost estimates at any stage of Plan preparation.
  • Coordination of Plans and utility designs. Avoid the cost and delay during construction of all too often un-thought of issues, like a water meter in the access ramp.
