Property Research
The Dirt Guy offers specialized “Property Research Reports” designed to outline and identify potential obstacles that could result in excessive costs and a delay in development.
Most brokers can tell you the raw cost of the land, have an idea (based on zoning) about how many lots or what use the land can yield and (based on area comps) the value of the developed land. My years of varied experiences can bring unique perspectives to your project.
Let The Dirt Guy identify most deal breakers from the start – before spending thousands on Surveys, Design Engineers, Phase I’s and Geotechs. Let me eliminate profit destroying surprises from emerging during due diligence, or worse…after closing!
My special reports, cover the basics you must know, and much, much more, such as:
- Topography/Grading - an analysis of the topographic constraints to homebuilding and/or development.
- Floodplain - including identification of designated floodplains and a review of smaller potential flow areas not large enough to be deemed a regulatory wash.
- Current Zoning – determines what can be done with the current zoning; Information on the underlying Comprehensive Plan for the property is also available.
- Surrounding Zoning - a listing of existing and potential uses.
- Utilities - identifying existing mains and services, as well as, their locations and probability that they can provide service.
